are these selling .... how long on the market ... and for how much .... this will help you figure out if it's worth pursuing and what price you'd be willing to pay ... a word of caution: pool of potential buyers in senior communities is pretty limited .... but if you can buy at a very large discount and re-list at sub $100k for a quick sale and profit then might be worth pursuing.

As Bill stated, play upon each others strengths ... I'm more of a numbers guy who likes finding the deal, negotiating, etc while my wife enjoys the marketing part (flyers, picking colors, staging, etc) so works well .... but if we both enjoyed the same parts of real estate, I could see issues arising which end up spilling from the business to family side of things.

As Chris says, why would you sell with that kind of monthly cashflow? Maybe it's not the great cashflow property you think so post the details of your properties and who knows, you might find interest on Bigger Pockets ....

Here's how it works in Oregon so may or may not apply where you're at ...

there's public access which basically gives you ability to view current active listings and then there's realtor access (much more comprehensive ... ability to view actives, pendings, solds, expireds, tax info, pricing history, do detailed searches, etc)... this access requires a real estate license and paying dues ... best bet if you want access and don't want to pay to get your license and all the affiliated ongoing dues, become friends with a real estate agent ...

Nick J aka 'motiv8td' the one to ask ... then again, maybe he's one of the 'big dogs' you referenced!

hmmmm, let's revisit this a year (or even two) from now ... the glut of condos on the market coupled with a very slow recovering economy should provide ample condo 'opportunties' for awhile, imo.
