As Richard stated, unemployment is sky high in Vegas but I think there is a teacher shortage (or at least there was).... may be worth checking out if you intend on teaching in the US as the real estate entry level in LV is ultra low.

That's criminal ... you could buy two rentals in some areas for $66k.

I'd first see if she's willing to sell and if she will name a price ... maybe she will say something like, "yes, I'd sell it but only if someone offered me like $35k."

See if she will set the price first as sometimes you'll be pleasantly surprised how little folks want for their things ...
