Good point, I'd only be interested in a list that contained good-standing BP members. Maybe we should have a vendor list 'Czar' ...

I'm a little lost here. I figure if I'm lost then maybe a few others who have seen this topic may be too.

Vendor's for what?


Vendors = those that provide services and in this context, related to housing... i.e. hard money lenders, roofers, wholesalers, electricians, private money lenders, property managers ... basically anyone associated with housing. If you have a need then you could check the 'vendor' list for someone to help you with the premise this person has proven reputable by their past dealings.

Eddie-I loved your question about how much needed to live on.(long answer coming!!)
When My wife and I had our 6th kid leave home, we went fulltime RVing. It was great. A couple can live EASILY on less than $2000 per month, and GOLF every day. I did it. Some do it for less. This is with no pmts for cars, RV, home etc.
With the following caveats, I think you could live comfortably on 2K per month(I always laugh when Money or other mags do their computations on how much you need!)

caveats:
1. free and clear everything
2. limited travel(cruise every 90 days)
3. Insurance for health and dental etc.
4. Not donating to your kids.
You could probably live in midwest for less than 2K. I'd love to help anyone understand the #'s. Don't be afraid of the amount needed. It is a LOT less than you would think, imo. Rich

Rich's 2-part blog from a few months ago is one of my favorites describing real-life folks who live comfortably in their retirement on their social security check (much less $2k) ... I printed out the blog and replaced social security with 'net rental income' as I'd like to retire way before I can collect social security (if it's still around) ... this is a good template ... as Rich said, key is being debt-free!

Twitter can be a good source of local, up-to-date real estate news.... search by area and follow local knowledgeable investors/agents for quick and timely info.

I'm not real familiar with Washington prices as I work exclusively in Oregon (and little in Las Vegas) .... page 6 of the report below provides Nov 09' median sales prices for PDX and just north of the river into Washington which may help.

I'd start showing when it's within 30 days of being 'rent-ready' ... if you wait til it's completely done, you may miss a potential tenant who chooses a nearby property because they didn't know about your place ....

Buy two cashflowing rentals and complete at least one flip ... how bout you Jon, what are your 2010 goals & resolutions? Happy New Year Everyone! :cool:
