Once it's been foreclosed, you could leave your contact info at the home stating you want to buy .... finding the potential listing REO agent could prove challenging but eventually they should drop by the house and see your note.

Appears to me most 'turn key rental' offers are overpriced but there are exceptions and as someone who recently started investing out of state, they can really be a great service. I think the key for the person offering the turn-key-rental is buying at a great price and having a dependable rehab team in place. This way the end product actually offers a value to the out of state investor. Investors are looking for both equity and ease of entry. Easier said then done ...

Contact the listing agent directly.... as it might be difficult finding a buyer's agent willing to negotiate hard for you for a $500 commission. I wouldn't hesitate starting at $15k especially if you are paying cash and can move quickly .... time on the market may dictate how much the bank will negotiate.

As Jon said, post your budget and repair list .... might also help if you reveal the area where this is at to help gauge ARV but a multi-family at $25k sounds potentially like a great price.

What did you accomplish?
Bought a Las Vegas house that's ready for rent, lease/option. Extended rental agreement on Portland home and we moved into our dream home.
Your best success?
Securing current residence and buying LV property.
Your biggest mistake?
Not buying more Las Vegas rentals earlier in the year when inventory was up and not so many bidding wars.
What did you learn?
2% rule ... thanks BP! and the value of a good out of state Agent who specializes in working with investors.
Did you achieve your goals?
Partially ... started my out-of-state investing but didn't get as many properties as I wanted.

this is the title of a new book by Mark Hansen and Robert Allen .... anyone read this yet? Isn't Robert bankrupt and/or in jail? Title caught my attention so wanted to get reviews to see if it's worth buying.
