Stick with SFRs! Condos & townhomes bring a whole host of potential issues ... special assessments, unfriendly landlord HOAs, lower appreciation, tougher lending requirements, inventory glut, etc.

As James said, get active and stay plugged into BP Nation ... pinpoint your niche and let folks know what you are doing. This is a great resource for networking and growing as a real estate investor!

Careful using assessed value as your gauge for what the house is worth ... these can be all over the board and extremely overvalued in some places because of the recent downturn. Get some actual comps (solds in the neighborhood during last 3 months) to make sure you aren't paying too much for the house.
