@Jorge Leon    I started two mailing campaigns, one to the south suburb and one to the north suburb. Both produced pretty good results. 

1st campaign, about 500 addresses, generated about 10 calls, and one buy and hold deal at 30% below market price/current listed properties. 

2nd campaign generated about same number of leads, right now working to follow up with those who responded and hope we can close a deal or two.

We send out post cards and we use clicktomail. Hope this helps. 

I recently closed on a property in Chicago south side Pullman area. My plan is to rent it out after rehab is done (early September). I'm looking to hear your experience if you have rental unit in Chicago south side.

Dominique Poindexter My LLC loan the initial purchase and rehab money to me, which is recorded as a mortgage note. After rehab, I will refinance with a mortgage broker at after repair value. PM me if you need details, I can point you to the mortgage broker. Thanks

I just closed my 1st BRRR deal two weeks ago and started planning for rehab work. It's 3br/1.5ba SFR in the south side of Chicago.

Bought the property from a wholesaler and I should have at least $20k of equity after rehab and refinance. I used a private loan from my entity (LLC) for the initial purchase and rehab. This loan will be paid off at refinance and I will have no money left in this deal.

Property is solid C area and can rented for about $1200/month, project cash flow after refi is about $200.

I'm rehabbing a house for rental in Pullman area. Reached out to GC Realty. Unfortunately they have no coverage in that area. Any recommendation for a good property manager will be appreciated. Thanks Casey

I just started looking for properties 2 to 4 units, in lake county. Got very positive responses to my marketing campaign. Nothing under contract yet, only few solid leads.

I lost a deal in Speedway area last year, it's 10 unit in a C area with very good cash flow. Don't know the zip code, but it looked like a decent area.

How much do you pay for your subscription? 

It's funny, I worked at CoreLogic briefly and used Realquest with my free account (access to everything), but I was never on the sales side and didn't know how much they charged to customers. 

RealQuest is pretty comprehensive, one of the leading products in the market place. Many mortgage companies use CoreLogic AVM for their underwriting process.

@Len Roche I agree with Patrice,,, cash on cash return is too low. The one on Pebblewood might be a good deal if the ARV is really around $200k. Depends on the area, I usually use vacancy rate >5% for less populated areas, or tenant friendly states, like Illinois, etc.
