I love that quote "anyone who didn't make it". What is a mastermind group worth? What would you pay for a high quality one and what would you expect in return?
Can't say how much it's worth. Depends on the people involved because while it's good to be in a mastermind where most people aren't at your level, it also does not make it better if everyone is significantly above you. For me, I had to find a middle ground.
What I expect is to further my business, be introduced to interesting people/opportunities (doesn't matter if I don't make any money) and to enhance my perceptive.

@Brett Abamonte Best bet would to have a rich father/uncle/aunt who bequeath the majority of their estate to you. Short of that, going to college and learning as much as you can about accounting/finance/management while saving money.

@Account Closed Data sets are incomplete outside of NYC and coastal markets. That makes it hard to use a lot of these services with any sort of confidence. Most folks on these forums are priced out of the markets I have mentioned and prefer to invest in the South or Midwest.
Unlike a REIT, the level of sophistication is lower as the investor are more mom-and-pop type. Even now, most syndicators/PE groups are relying on rudimentary data sources/data sets to draw conclusions. This is very much a "stick your thumb in the air and hope for the best" type approach.
I looked at a few companies who shall remain nameless who are promising AI/big data/machine learning/buzzword-of-the-moment but nothing really stood out.
Your company looks interesting. Simple question: How would your service help folks like myself buying 100-200 unit multifamily assets in TX and FL?

@Account Closed RE as an industry is a decade or two behind the curve. Even sophisticated folks rely, at best, on databases like CoStar and REIS which hardly provide any big data analytics. Especially on this site, you'd be hard pressed to find users of true big data and supported applications.
What did you have in mind? Would love to know how you're using it.

@Arleen Mason A lot of the #s are example to illustrate a point. These aren't actual #s everyone will be getting i.e. some could get more, most would get less.
Under-priced assets are available from time-to-time depending the conditions of the market. Without reading the book and only off Brandon's post on BP, I would venture to say that he was sharing his thoughts on how to best position yourself to increase your net worth over a # of years through consistent effort.

If the 6-unit was purchased for $1M it may very well be worth it. We have done luxury SFRs. I agree with your assumption, Omar, that 'in all likelihood' it is not worth it on smaller properties, but one's accountant should be able to give their expert opinion if it makes sense for their specific situation.
100% right. In my original comment I was going to write - unless these are expensive units - but from the tone of the OP's comment assumed these weren't higher-end apartments.
