Thanks @Vincent Chau my visit to detriot was really worth it & the time I spent with Al & the rest of the team seem to show that they know what they are doing. I am looking to invest in detriot because the #s show me a market similar to the one we had here in ATL 4-5 yrs ago when I was buying properties for $40-50k each which I am am selling for $140k unrenovated & $230k renovated. I like that I can buy 2-3 rentals for the money I get from each ATL property I sell.

@Willie Brown & @Christopher Toth I am about to buy a few properties with strategy properties in the new year & i have been communicating with Al Bazzy, even visited Detriot already and liked what i saw.   I own a number of rentals in Atlanta and just wanted to get your opinion on working with strategy properties.  Your reply & thoughts would be appreciated.

@Kevin Polite just got an offer today for full asking price of $250K after only 5 days on the market - Only 1 showing and we got an offer, working on getting under contract.

@Tish Simmons I agree with @Alana Coke on the 1 % rule it's the best way to accurately evaluate a good vs a bad deal. I own 6 units (SFR + Duplexes in 30032) NO DEBT!!!. Private Msg me and we can exchange phone # to talk some more. Below are the stats and pics of a buy & hold in 30032 which I have renovated to sell due to the current market cycle.

Midview Dr. Decatur 30032 Flip. We bought it in 2014 for $40K, rented it for 4 yrs. Started $65k renovation this June and plan to sell this 3 Bed 2 Bath for $250K. Enjoy the pics.

@Anton Ivanov I follow a debt free real estate model because in 2008 when the Sh**t hit the Fan and everybody (including me) that had debt against properties lost everything they had work so hard for; I decided to do real estate the boring way and make sure I am not a glorified property manager for the bank. With only 10 units (compared to your 35 units) and less people to deal with I am able to achieve the same $10K a mth cash flow because I owe no Man for the assets I hold. My approach will never make an HGTV show but I have financial peace & can achieve fabulous net-wealth goals with less properties.  I believe this is why @Jay Hinrichs suggested you start paying them off, because you have done such a wonderful job acquiring them, you now want to completely own them.

Awesome job @Anton Ivanov , I own a mixture of Duplexes and SFR in Atlanta currently $6500 cashflow per mth 7 doors not debt on the properties, just bought our latest duplex last Monday in Austell GA. I also have a goal of 50 units, $50,000 a mth cashflow. I will be @ $10,000 early next year.

Glad to see someone else with a 50+ unit goal.  keep it up.
