Sam, I'm the Featured Agent for Bigger Pockets down here in Macon and I've helped a ton of out of state folks finds deals here. Feel free to reach out if you need some boots on the ground. I'm happy to give you my two cents and give you the lay of the land. Macon is a great market but you need to know where to look and what to steer clear of. 

Any city that I'm looking to invest in I always start by looking at population growth. More people moving to a city is more potential tenants. 

Cities with slow or negative population growth you should be much more picky on cashflow.

Memphis holds a lot of GREAT opportunities! I'd like to be your contact for anything REI related in Memphis, TN.

Basically impossible to find opportunities in Cordova / Bartlett these days. I've found quite a few in 38111 that meet the 1% rule. Check out Sure Title Company for quick closings.

27603 and 27610 are huge areas. So basing it off zip code is a bit misleading. What are you trying to do, I understand appreciation but what's self sustainability?

Your title company should be able to support you with that. And the bank should be requesting that survey directly from title.
