Welcome to the Santa Cruz County Real Estate Investors Meetup! This meetup is for anyone and everyone interested in Real Estate Investing. Our goal is to put link-minded people together, network with peers, and learn from each other’s shared experiences without all the gimmicks and sales pitches common in other venues. 

This month we will be hosting an open forum meetup at Steel Bonnet Brewery in Scotts Valley. We hope to get as many aspiring, veteran investors and real estate professionals out to discuss all things real estate. Topics range from buy-and-hold to fix-and-flip to lending and out of state investing.

In any market, during any cycle, a deal is a deal is a deal. Buy good deals, make your money going in, stick to your criteria, and when you buy will not make a difference. You can't predict the future but you can analyze for a good deal.

I had never thought of off-the-shelf designs before, but that makes a lot of sense. Working with he city vs. against is sounds like the best way to go. I plan on coming up to the Boise/Garden City in the next month or so sit down with some of the city planners and get a feel first hand for what they are looking for. 

Maybe when I am in the area we can connect! Thanks for the great information.

Great point regarding zoning - the difference between a "by right" and "entitlement" project is not to be taken lightly. Are you seeing a high demand for new, in production, or existing residential developments in Garden City? Do you have clients that are specifically interested in Garden City and for what reasons?

Does anyone have any investing experience in Garden City, Idaho? My partner and I are considering a residential development play and we are looking for any insights the BP community might have. I have done quite a bit of armchair research but I would really love to hear from those on the ground who have experienced it first-hand.

For instance:

1. How user-friendly is Garden City in regards to permits, building, and out of state investors looking to develop condos or multi-unit properties?

2. What sort of demographics (i.e. millennials, retirees, families, etc.) are others targeting in Garden City in reference to residential development?

3. Average cost per SQFT for new builds in 15-35 residental unit developments?

4. Pros and cons to investing in Garden City?

I agree, we do not need vigilantes patrolling BP streets. But I do not agree with "turning a blind eye" to those that are either acting unethically or in flagrant violation of any law. Calling someone out for doing something unethical or unlawful is not "snitching," it is holding people to a higher standard. There are better ways to do this than others and taking into account someones intent should be part of the equation so as not to blow issues/situations out of proportion. 

Bad apples will eventually work themselves out, but how many people have to suffer from their unethical practices before that are stopped if knowledgable and able people simply "turn a blind eye?" There is a place for lawful and ethical wholesalers in real estate investing, just like there is a place for lawful and ethical realtors, flippers, rehabbers, and whatever else there is. The key words though, are lawful and ethical.
