I agree with you Khader that @Daniel Dietz makes a great point and that is certainly one strategy you can go with. I guess it just really depends on your end game. I read your profile and it looks like you are an "accidental" landlord, not really a landlord by choice. I mention this because buying lots of properties is a different sort of investment than owning two or three SFR's. Not better or worse, just a different game plan.

I would say, figure out what your end game and tailor your decision to that.

I have State farm for all of my insurance, minus my vehicle insurance, and they are great! I like State Farm because they have been in the business a long time and have a record of paying out claims with minimal hassle. For instance: in CA State Farm has paid out hundreds of millions for the wildfires in Napa and other parts of the state. State Farm is also a very conservative investor that is in business for the long haul and wiling to offer lower rates to investors and typical home owners because if their business ethos. 

Remember, the best rate is not always the best policy - that has been my experience.

Keep the SFR in Union City, Ca. and refinance it. Interest rates are still relatively low for investment properties, especially if you keep the DTI low enough.

I just refinanced a property and am in the process of getting a HELOC on my primary residence. The lender I am using is great and may be ale to shed some hard numbers on this for you. I mean, ultimately it will come down to numbers.

Thanks, Redfin seems like the App to go with. Although I do like the "guesstimate" Zillow has for my properties better than most of other apps, it's accuracy is a whole other story!

I have not used Realtor.com very often, I have found Redfin easier to use/user friendly. I will look at it again and re-evaluate, thanks for the suggestions.

What do you think of the Redfin or Zillow application and how do you use them? Does anyone have any suggestions for other property listing applications? I am looking for an application that allows me to see real-time listings as I am driving around or out and about in general.

Out of state investing still makes me nervous. I hear all the time that all you need is a solid network on the ground and things will work out for the most part. If you have done your due diligence with your property manager and they checked out thats most ilk what you should go with - after all, they are the experts for that area. 

It took me 2 months to find the right tenants for my rentals, although my tenants live with me on the same property so I was very picky. I might recommend calling around to other Property Managers in the area and asking what they think or what kind of tenants they usually accept for your area/property type.
