I think this is a great idea, but as @Terence W. said "it really boils down to how much you purchase the house for." As the saying goes, "you make your money when you buy."
As a first time investor or even a smaller investor its hard to find a level playing field in the Bay Area. There are so many buyers with cash, more experience, bigger networks and infrastructure, and the list goes on and on... The trick is finding an equalizer or something that allows you to compete with theses types of players. Live in flips will give you a competitive edge when making offers and analyzing deals and allows you a way to compete.

I forgot how expensive it can be to build in Ca! $200k for 600 sqft unit is lot of money for something that small. What is your endgame? Why do you want to build an ADU? Is the $50k burning a hole in your pocket and you want to reinvest it?
I like your idea to build an ADU and think it's a great option, your options just really depend on your endgame!

Welome to BP Samuel! This place is an amazing resource you can't go wrong with. I would recommend finding and attending any and all of your local real estate meetups. From there you will meet people, build your network, and possibly find a mentor. Worst case you will get a first hand education from people that are actually doing deals in your area.

Thanks for the information. The property is not located on a hill and it is certainly not in an area that would accommodate a high-rise so that makes me wonder.

Hello BP!
Does anyone know what the zoning code R3H means for the County of Santa Clara, specifically the H part? I understand the code R3 to mean -
- R3 Multi-Family Residential. The purpose of the Multi-Family Residential district, also known as the R3 district, is to provide space for multiple family residential development commonly found in an urban environment. The R3 district is intended for intensive residential uses at readily accessible urban locations (City of Santa Clara Zoning Ordinance)
But I cannot find out what the H means in R3H? I am looking at a SFH that I would like to possibly convert to multi or add additional units but I am having a hard time finding out exactly what the zinging is. Any insights would be greatly appreciated.

The meetup went very well! We had about 10 members show up and the conversations were very informative. Planing a new meetup very soon (within the next two weeks) and plan on having a guest speaker for the first 20 minutes or so.
We are still refining the meetup in general but we would like to host meetups twice a month and bring in a speaker at least once a month. Also, our days may change from Thursdays to Tuesdays (sort of depends on the venue).
