@Dominic Jones Happy to help. Message me if you have any questions about teaching/buying property in SE Asia. My husband and I spent a little over a year teaching English in Thailand and traveling extensively through SE Asia so we know the area quite well. In addition to Singapore and Malayasia, I've also done a decent amount of research on buying in Thailand and Cambodia.

Lots of great answers so far. Just wanted to add that as a newbie investor I've found property management companies to be a great resource (whether or not you plan to use one), the good ones tend to have a good sense of the rental market, they know local investors and, most importantly, they want you to keep them in mind once you have properties, so they tend to be really helpful and patient. I'm originally Malaysian and work back and forth between NY and Singapore (both cities in which, in my opinion, it is extremely difficult to invest in real estate). I'm sure @Alvin P. can speak more to this but you should be careful in Singapore. They tend to be extremely protectionist and not friendly to foreign investment when it comes to real estae (for instance, foreign investors pay a property tax surcharge) which can make it hard to put in compete against local investors. Of course, if structured correctly, these investments could work.
I may be slightly biased, but I would also advise you to consider looking into Malaysia because they are eager to attract foreign investors (even offering a Malaysia my second home program, which provides permanant residency for foreigners with qualifying investments). It's just a short/cheap flight to KL and you'll certain get better returns and face less competition.
I look forward to following this thread because my husband and I do plan to move back to the region in the next 5 years.

Not sure if you are still checking this thread but new investor here. Looking at a multi-family that is currently occupied by Section 8 tenants. Good cash flow but the property is located a block from a private university and I'm considering upgrading and converting it into student housing. Are there laws around terminating leases with Sectin 8 tenants that I should be aware of? I've been working on the assumption that when their leases end, I would just not offer to renew.

In my opinion, you should definitely run any public solicitations by a licensed attorney. That being said, in recent years, the JOBS Act has made it easier for people to make general solicitations of securities as long as the final purchasers are accredited investors (and certain other conditions are met). You should def read up on the JOBS Act and look into Rule 506 of Regulation.
