I have learned to trust my gut a bunch but rely heavily on the BP community for feedback. Especially if you are searching for a partner on here the chances are good that others have dealt with them as well. Find out who has and how was their experience with them. Ask the potential JV to provide you with previous references of those that they have done business with and actually follow up with them. Check out their personal facebook page and see what kind of person they are... you can learn a lot about a person about reading their facebook posts lol. I am a professional investor from Dayton Ohio looking to partner with the right kind of person.  I specialize in wholesaling great cash flow deals to out of state investors.  I currently have deals in Dayton, Cincinnati, and Cleveland.  I also am a buy and hold investor and have experience in flipping as well.  My company has done over 20 deals and a good reputation with everyone we have done business with in the past.

I have exhausted my known sources of financing and looking to continue to grow.  I'm in search of a private lender or behind the scenes partner to help finance deals on a short term basis.  We are currently spending money on marketing and getting good results from it but are just running short on time.  In this business timing is everything.  I need the ability to move quickly to knock down the good deals and looking for help.

There are a few of us but stated earlier it's a lot of newbies that haven't got a clue. My two cents also is there are a lot of "supposed big buyers " that are just as guilty n don't or can't perform like they state.

I have a couple on the east side. Cash flow is great. It's all about tenant screening. Houses are well taken care of and always full. You have to think that as times are tough people still have to live somewhere and nobody ever views themselves as lower class. They simply rent whatever is affordable
