I thing there is like a time limit on the exemption. I did one 3-4 years ago for a foreign investor so I thing it was 45 days but you can double check but even if they hold it, you can get it back, once you file this year tax return.

Congrats but your math does not make sense.

You bought it for 75 then put 20K into rehab which makes it 95K, plus all the closings costs and commissions if you paid any

Just my two cents, Auctions are like,, you need to bid on many many houses to get a decent deal.

A lot of buyers forget they are buying a deal and they offer more than they should.

Dont get into emotional bidding war, know your numbers, just somebody else offering higher than what you offer, does not mean they know what they are doing.

I was part of the Baltimore Host Coalition during the ruling, and it was basically pushed by hotels.

Only grand fathered investment properties were allowed at the time ( I kept mine because of it), to be honest once it is issued I dont thing Baltimore City is double checking it but I would not buy something just to do STR.

But you can do 90 days or over, there are good amount of corporate people, travelling nurses etc..
