I feel like this has become my shtick, but in low cost, low margin areas like Baltimore, turn key is better than brrrr, I have heard a number of distrater brrr stories recently.

I think it goes both ways, I know people buy turn keys from some of the turnkey companies and pay crazy prices cause they offer one year rent quarantee.

Some people go to home depot first thing in the morning and meeting people there. I guess idea if they show up early they are the responsible ones 

Never tried so just sharing

Also they might have been grandfathered in, that is what happened in Baltimore, I was a host and they kept the people already doing it and grant the licence but new people had to be owner occupant.

It really  depends who is helping you. I work with a lot of out of state investors, and many dont come to see the houses.

We do a lot of renovations as well, if you have somebody ( investor/ agent) talk to them, they will be big help.

Bigger Pocket has featured agents and they are usually very knowledgeable.

I wouldnot pay more than 3k but it depends on your experience and who you know.

I probably get it done under 1500 if total is oneor two days work but I do 15 houses a year so  house owner could be 3K.

wholesale and mls.

I work with bunch of wholesalers, a lot of repeat emails etc but 2-3 deals amount comes out of it, also MLS still works for me.

To be honest, I met someone today who bought a house around edmonson and turns out house has been doing pretty good even though area is questionable.

Although, this house is in a new community, it was still interesting to hear the data with nurses.

You can get a turnkey around that unless you want top the bottom renovation, you just need to know Baltimore little better. 

It is not consist of fells, canton and around.

I do help good amount investors to buy around 150-230 price range, lover the price more renovation needed.

But if you goal is modest so you can easily be in a okay area with good tenants.
