like Russell  said be upfront and sell as is and have them do their inspection thoroughly. If you invite city at this point, you are opening up walls and re doing some work probably.

Things like cabinets vanities, you should talk to other investors, home depot and lowes has particle board cabinets over the counter and they are the lowest grade and their nice stuff is too expensive

But rest of the stuff you can use them unless you are doing volume business, it is kind of different if you are doing 1 or 2 houses versus 20 houses

Charmcity Cabinetry in Baltimore has very nice cabinets, works with a lot of investors, even though New jersey is a bit far, they do delivery to New jersey once I week.

over the counter cabinets are lowest quality ever, I would not even touch it, and I dont think any body who does multiple houses would do it either. If you buy their good cabinets price goes up 4 times higher.

I would do one and see the turn out and if you get multiple offers, you can always go back to them to offer other one anyway.

cannot recommend a gc cause I dont work with them, mostly use subs but I can recommend investor priced places to buy materials like kitchen cabinets, flooring etc....

I talked somebody recently, he bought something from CR of Maryland, could not believe how much he paid for the house. I think one year rent guarantee attracts people and he was not able to rent the second year asking me what to do.
