It really depends where the house is.

Most of my long term rentals have close to 0 vacancy. I usually rent them before tenant moves out.

If for some reason i cannot, it usually rents in a month but non of my houses are in "block by block" areas.

You need to spend more than 150K to buy those.

Short term- My airbnb usually performs well March through October, close to %90 but november december jan usually very slow

MTR- It will be slow at once, you will have a lot of turnover and vacancy between but once you do it for a while, it happens automatically. Baltimore has a lot of hospitals, so good amount of nurses comes and goes.

Travelling nurses are great but it also comes with a lot of turnovers. 

If you can get it into a constant flow, it should be fine, and you make at least %40 more, I would also consider getting a STR licence as an owner occupant since you are currently living in it that could also work well.

Welcome to BP & Baltimore if you invest here.

I would say Multifamily market has been saturated and over priced last 3-4 years.

I am a multi family investor and I would not buy any multi family these days. Baltimore has a lot of out of state investors and they thing multifamily is the only way to go and buy them in any price. 

I have been more focused on townhouse BRRRR than a multifamily in recent years to honest.

You either need to have money or time.

You can buy leads and call them which require time , or hire people to do it.

It definitely pays off over the long run.

I think it would be okay to rent, but flip could bring not much of a profit and that is on paper.

If you end of spending more than 40 it will be worse

Yes all the time and many more people but it depends on what your numbers.

Many try to invest less than 100K without understanding the risks.
