I did rent my medfield one for $2000, if decent condition, 3 bed 2 bath, finished basement, you can try 1900-2000 range.

I have not bought anything from them, but I see their deals all the time.

Most of them way over priced.

I think their model is buy dirt cheap, sell  very high and convince people by offering 3 years rent guarantee.  Many buyers will be shocked when they want to sell these houses they bought from CR of Maryland, but buyer's  need to do their own search, they are all open and very succesful.

Many buyers okay with hassle free option and they dont thing about future or emergency situation where they need to sell immediately.

7 months is way too long cause you started it when everything was selling, I think you spend way too much for renovation, unless there was no roof in the house and you had to replace many joists.

Market was crazy and many houses sold in the same week where I would not even go pass 5pm.

You are too late on the letting that agent go but it might be also your renovation quality.

Hard to know without knowing the details.

The thing is that 220K train is gone. A lot of people dont even qualify in rough areas anymore.

Now it is lower price, hard core negotiation time.

You need to lower the price until you get a buyer, get as much as possible and move on.You might lose money but this is the new market.

There is no magic solution to it, accept your losses, calculate and move on.

I thing you just need to get educated first. May be start with J. Scott' estimating rehab cost book. spend some time with home depot calculators.

Good GC's are busy, unless you pay their time they would not come out to check multiple houses with you. 

You can start with an investor agent which there are multiple in here, get idea  on renovation and budgeting.

Be comfortable and buy something then you can start to next process.
