Anyone have any STR experience in the Red River Gorge/ Daniel Boone National Forest area? I've been coming here for years for its world class rock climbing and I've lately become more intrigued into the idea of a STR. AirDNA gives the Slade/Stanton area an A rating. Airdna is not always super reliable so I'm wondering if anyone here can give me some insight.
Optimal bedroom/bathroom size?
Best Location? Close to Nada tunnel?
Cabin style better?
Is buying land and building a feasible option?
What’s the price range for a 3 bed/2 bath cabin style?
Realtor recommendations?
Lots of questions so any help is appreciated!

Wow okay thanks for clarifying. So even if my primary residence is in FL and I own rentals in CA, I still pay state income taxes for my revenue coming out of Ca?

As people continue to buy rentals in the Smokies what do you guys see as the ideal property there to hedge against over saturation? Here in my local market we’ve seen a sharp decline in occupancy and average daily revenue as the market gets saturated with 4 bedroom homes so we are having to target high end luxury homes to create a niche.

Currently own/manage 17 rentals in the greater Palm Springs market (Indio,Bermuda Dunes, Coachella). But state income taxes are ridiculous out here. Looking to buy a STR in a market with similar returns as the Palm Springs market in a state with no income tax. Out here I can get 5/6 bedroom home for 800k-1mill that grosses 200k/year. Any suggestions? What about North Miami? North Palm Beach? Delray Beach?

I am using the funds to buy more STRs. I intend to cash out refi in 5-7 years so I don't mind the ARM.

What do you guys think. Have a bank that can do a cash out refi with no points at 4.875% 5/1 ARM 75% LTV and another bank that can do 4.875% 5/1 ARM at 80% LTV but with 1.25 in points? Value of the home is approximately 800k. I'll be able to pull out 40k more with the 80%LTV but $8k of that will go to pay points. Thoughts???

I have a vacation rental that I owe $370k on with a 3.75 fixed rate. Home is worth 800k now. I am considering doing a cash out refi with 80% LTV at a 5.25 fixed rate investment loan. This would allow me to pull out $250k and buy another vacation rental. The home would still cash flow very well even after the cash out refi.
What are your guys thoughts on this. Worth taking the extra interest rate to pull that money out?
