@Ali Mahdavi I own and manage 20+ homes in Coachella. Happy to answer any questions. Still a phenomenal market. ADR and occupancy is pretty much flat year over year for me. But thats a win in my book given that supply of STRs has more than doubled over the last 2 years in Coachella. But it takes significantly more work than it did years ago to hit the same numbers.

How much has been the effect of your marketing campaign on direct bookings? What % of bookings are coming in direct now?
I'm currently hovering at about 14% in direct bookings. We just redesigned our website, https://heliosvacations.com/, through Boostly last month so I'm hoping that will lead to more direct bookings. I would hope with the new website and a targeted email campaign I can get to 25% direct bookings/month by the end of the year.

I remember you mentioning in another thread that you are a fan of StayFi to capture people’s contact info. I’m getting ready to start an email marketing campaign myself to target prior guests. What have you found is the most effective email marketing campaign. Do you send simple periodic emails? How often do you send them?
We do monthly newsletter style emails through constant contact that not only highlights our rentals and any promos but also things going on in our area
Have you found a way to automate the monthly newsletters? I have tried hiring someone on Fiverr in the past to create some sort of marketing campaign but it involved so much work on my end telling them exactly what to do that it felt like more work on my end!

I know folks still doing well in Joshua Tree. But they really have their niche down are creating a special experience for guests and not simply selling accommodation. There’s also good opportunity in the Coachella Valley, namely Indio and the surrounding cities. But turn keys deals are pretty much impossible to find. So you have to spend a significant amount of upfront money to remodel and often times build a pool. I come across deals every now and then so shoot me a DM if you are interested.

Man numbers are all over the board. I have properties cash flowing anywhere from 20k-150k per year. The ones on the lower end of the spectrum I bought years ago and cash flow has lowered a decent amount since 2020. The ones on the higher end I spent a significant amount of upfront money to create a a high end vacation rental. In this market, if you want to make make big money you have to be willing to spend big.

Anyone have experience with both? Thoughts? I don't care about the temperature or humidity features Minut has. I simply care about the noise monitoring properties. I have NoiseAware on 20+ properties. I've been satisfied for the most part but I have a few homes where for some reason the wind or other outdoor noise will trigger the sensor. I'm curious as to whether Minuit might be worth considering.

Selling breaking even as the “good outcome” is never ideal, no matter what market you are in. Appreciation should be the cherry on top, not what you are banking on to make the investment work. I manage in STRs in the SoCal market and there are definitely plenty of opportunities to still cash flow after PM fees. Sorry man don’t want to rain on your parade but BP is all about sharing knowledge and I don’t think any first time investor should go into a deal hoping they are going to break even.
