How does the process work on the pre-foreclosures that you get? I've heard of people finding these through lists, but never through a broker. How can I use realtors in my area to get pre-foreclosures?

It's cool having some lenders and realtors here. You could be a great addition here. I know there seen to be a bunch of questions about creative financing and investing. Maybe you can help to answer some of the questions.
Welcome and thanks for the help!
SD - Its good to have some realtors around here. We can certainly use another perspective on the whole process, and I'm sure you can give us some great firsthand accounts.
Can you tell us about some of your experiences working with investors? That would be fantastic!
Looks like he's out of the hospital again and seems to be healthy! I'm happy to see that!

If I had a property with a manager, what should I expect from them every month? I assume statements of some sort to start. Should they be providing anything else? What kinds of statements would they provide? What would be in them?
Thanks.
Can someone explain or give examples of double closings? Thank you.
Thanks for sharing your experiences. It is really useful to see how others got their start.
Hey all cash - you have to remember that all of us are not experts. How would a newbie like me know that Sheets' program is not great? After spending time here and elsewhere, I'm starting to pick up some great info, but I don't regret spending money on the Sheets program.
I take info from all the resources I can and then I apply my knowledge. Please don't mock me and others for simply not knowing - its not cool. :protest:

This seems reasonable, but don't realtors push people to list a bit high? I've heard of people getting "bought" by realtors who tell them they can sell their house for a higher price then someone else. The house usually stays on the market because it is not reasonably priced; the realtor can brag that they had this great listing.
Seems like more bad real estate agent stories. I'm sure they're not all like that.
