Post: Do you borrow money to do a rehab project?

I'd like to get a rough idea if most people use cash to cover rehab expenses, or if they take out a loan/credit card/2nd mortgage/etc.?

I'd agree with Josh. Any reading like that would bring you great additional information to help with your real estate investing.

Thinking realistically, what would be everyone's dream deal be?
I'm not talking about developing the Sears Tower here (something realistic)- I'd just like to know what would be everyone's ultimate real estate deal. :tongue:
I think everyone here is probably interested in finding hot deals. How about telling us more about what you're looking for?

Not a bad theory. Since the Yuan will go higher, the Chinese will not have such an easy time dumping their goods on our market. Maybe we'll see some slowdown in the loss of manufacturing jobs . . . although thanks to them, we pretty much produce nothing anymore.
I think this should be good for the US stock market, and economy as a whole. I'm not really sure how having less money for treasuries will affect everything.

I was looking into your problem, and found an interesting answer. Basically, you are responsible for any damage caused by tree roots, bad pipes, or other natural wear & tear. If the clog was caused by your tenant (by shoving something down the drain that didn't belong, or otherwise), they should pay. You plumber can normally tell you what the cause was.
I'd consult your RE Attorney to be certain, though. Also, check your rent agreement to see if you've got anything included in it.

Vegas isn't to far, but you're right about getting a manager. I wish I could help recommend people for you. If you can't get any recommendations, I would make sure you have a good list of questions for each company you talk to. Interview them very carefully. Let us know if you need help with that.
Nice blog! I want to see more! It is cool tracking others progress. I like to see how little changes make such a difference on a rehab.
