Ken, I am a property management professional in the WI market. These statistics are important factors while looking to invest from out of state. However, every city has its neighborhoods with great upside. Here in Milwaukee WI a large percentage of the violence is isolated to a few specific areas that have struggled with systematic racism and poverty for nearly 60 years. While working with our out of state clients we place our primary focus on average household income along with surrounding industry in order to find a sustainable and safe investment . South Eastern WI is a great place to have on your radar including but not limited to Milwaukee

The Eastside of MKE has great upside if you are interested in college based neighborhoods. 53202, 53211, 53212

Much of the demographic in these areas are young professionals/ graduates once you get a few blocks outside the UW campus

Out of the 100+ units we manage in the above zip our average length of stay is between 3-5 years with consistent rental increase due to the demand.  On time payments through the pandemic have been over 98% in these areas.

Hi David,

I am a property management professional in the WI market. We handle full flips and renovations year round for our clients.  Best plan of attack is to follow many of the suggestions above from fellow members.  Pay the money to have it done right now by a plumber to avoid a costly disaster later.  If your contractors need to utilize water for any reason have them bring in external containers for use but only dump/drain outside. even after the plumbing has been drained and winterized its still a good method to have space heaters with temp limits (50-55) in the basement and facing the kitchen/ bath with all doors/cabinets open to avoid expansion/ contraction of the pipe material.  Good Luck!

There are a few areas in Milwaukee I would not invest in due to generational poverty and lack of jobs making performance as you would expect but tons of areas with great upside and returns.

Hi Ray, A lot of great suggestions above from fellow members! its a tough market right now... But a few edits below could increase your traffic. 1. update your photos to showcase project completion/ de-clutter. 2. take and post a video walk through. 3. utilize Zillows 3d tour app. 4. make sure your updated and renewed on local craigslist, Facebook market place etc. 5. start decreasing the rent $25-$50 per week until you see a marketplace response in leads 6. if your willing to do more work id say to refinish or install LVP over the painted floors.   Hope you get it rented ASAP!

Hi Ryan.  Welcome to the BP forums. Great info provided above by the other members.  Start at the credit unions and work from there. Many of our clients in unique situations like yourself have had positive experiences with credit unions such as landmark and UW. Once you've got the financing please reach out to discuss areas of MKE with great opportunity based on your goals.
