Go big or go home, at least when it comes to properties! This month, we’re looking at multi-family homes on the south side of Milwaukee. Close enough to the city to enjoy the benefits of a metropolitan center yet far enough away to benefit from suburbia. The last decade has seen this area outperform many similar priced investments in the greater Milwaukee area. These opportunities never last! DM to get started.

1. Can you verify his payment history to the last two landlords ? 3rd party verification ( bank statement,cashed checks, owner verification)

Establishing him paying rent on time is critical, in our experience a small percentage of humans change behavior so in this case past performance is a good indicator of future performance.

2. Is his net monthly income 4X greater than the rent amount?

3. What other monthly debt does he have? Car? Medical? Student loans?

4. In Wisconsin we have a CCAP system that allows us to view judgements against individuals. We always want to understand who else they have stiffed? Its probable that if they have a long history of this that if things go sideways in their life they're more likely to stiff us rather than fighting to make us whole.

After answering the above questions you should have a good understanding of how strong of a prospect you have.
