-Tier 1- has required skills ($22-$29/hour)
-Tier 2- fewer skills but wants to develop into a tier 1 ($17-$22/hour)

-$20 per day for truck/gas -Paid vacation and 5 personal days (after 6 months)

I've noticed that HOW you write and present your listing matters as well. The better it's written, the better quality of tenant you'll get. No pictures, a lot of capital letters, and barely any info attracts desperate renters. Write it with the same level of attention to detail as a resume, and you'll get prospective tenants who appreciate the work you've put in. And wherever you post, use a lot of beautiful pictures of the home staged, or empty and clean. Show them what they're getting! With the work it sounds like you've done, it should rent quickly. That is just excessive. Is that much tile a Kansas thing, or did someone really need to practice?

It's unfortunate that your fiance doesn't share your same optimism and drive, but you need to follow your passion. It's often the case that bettering your situation will create people who are unhappy with your efforts, but hopefully she'll open her eyes to the benefits and opportunities. Good luck!

@Austin Mudd Your drive is commendable, but be realistic about your time. Flipping can be a full time job, even if you're not doing the work yourself because you'll still want to maintain a strong on-site presence. Since you're in PA to do a job, you'd be better off making a good connection with a reputable management firm and letting them do most of the legwork. You won't lose money on buying and selling fees and you'll enjoy the extra income. You seem very informed, so you shouldn't have trouble identifying a company with your best interests in mind. 1. Super bullish on the area....

2. Purpose for discussion

3. Some are from loopnet, not all mls....

4. Not all members have access to both

5. Love the entire southern corridor, especially northern boundary bottom of 3rd ward south to Oak Creek(already appreciated)eastern boundary Lake Michigan west interstate.....western population pressure from Latino immigrants. As Latino middle class continues to grow in milwaukee southern burb asset price pressure increases, on a similar slope as we have seen with the rents in the same areas....5 years ago 3 bedroom cudahy single family rented for 995, today, finishes dependent, 1250-1395. These prices are similar across st francis, south milwaukee and southeastern milwaukee, with Bayview at a greater premium.

6. Love the investor enthusiasm from non milwaukee area residents and just wanted to share our experiences that we see everyday in our practice and experiences. Plus after seeing a bunch of overpriced north side junkers being advertised thought it would be helpful to offer some other direction, per se.....
