Hello.  The title company should be glad to explain the tax amounts to you.

Sometimes wholesalers do not prorate the taxes. Which is customary here in Indianapolis.  But not mandatory to be written up that way.  Maybe that is where the discrepancy lies. That would be in your purchase agreement.  Good luck

Anthony, It is much harder to get a HELOC on an investment property. Most lenders (in my experience) won't do it unless it is your primary residence. Refi would be more appropriate.

And as far as the under market rents---sometimes they are worth it depending on the situation.  Just think of how much can be saved by not having to do a Turn every year or so on each unit.  Not only the amount for the Turn itself---but for the vacancy time and increased amount for pm team to get a new tenant each time rather than lease renewals.  

I have a quad and I have just waited for each tenant to vacate throughout the last few years and then do a nice Turn one-by-one.  And then increased the rent.

Our Indianapolis pm company is not asking tenants to pay the S8 portion.
