I would also ask other out of state investors who invest in Indianapolis for their recommendation. there are a bunch of Indianapolis real estate investment Facebook group that I would also check out and ask for recommendations

I've been a RE Broker in Indianapolis for a long time.
More than anything, I would like to warn newer investors not to rely on all of the Zillow data or property values when running your numbers. Some things will be correct and others not so much.
I just looked up 2 properties for a client that he emailed me the Zillow links. One of the properties was listed on Zillow to have 1872 sf and it only has 936 sf. And the other Zillow listing has 1728 sf and it truly has only 864 sf. Neither had a finished basement which is customary here not to be finished. So it really throws off the valuation to have double the sf listed on Zillow. BTW the county assessed values are way off here too!
Just make sure that when you look up a property online that it doesn't combine the basement sf. I can send you a couple of listings so you can see what I mean.
Have you found this to be the case in other markets too?
Just another reason to lean on us professionals to help you navigate the market. I work along side a pm team that also helps out owners with their questions if they are going to Hold a property rather than Flip...

"Rules"---those would be far and few between for wholesaling in Indy :-)
No license needed the last that I knew. I worked for a wholesaling company for a short time a few years ago. I was (still am) licensed, but some of the staff was not licensed. Less training than what is expected of a licensed RE Broker.
I see a lot of wholesalers throwing deals around. The ones that seem the most legit are the ones that started a property as an "incoming property" on a wholesaler's list. Then flipped to an active MLS listing once the company had the property closed. AKA actually owned it. Rather than in the stage of wanting to Assign the deal in the interim.
And yes, this is not legal advice from me. Just my observations.

I've been a RE Broker in Indy for 20 years. Please send me a DM with the address. Like Mike said in his reply, I'd like to know where it is and if we agree that it's a B area. This stuff can happen in any area for sure. Just as we can luck out and also get really nice tenants in the lower class areas. Good luck and don't let it get you down :-)
