 Yes, I told Chris that the sellers do not have to give this information.  But it can be asked for in the terms of the offer to be submitted after the offer is accepted.  And that many times a seller may not even be able to get their hands on receipts.  Nor want to put in the effort to do so.

I have been successful on quite a few occasions to get these documents---IF the seller had recently made major improvements such as a new roof or HVAC so the buyer would have it for the warranty info.

Other than that---have never asked for anything minor.

Like others said---there are quite a lot of factors to consider.

The reason that I voted on Location/Market is because it effects all of the other items on the list.  Appreciation will be slow to none if it's in a low-graded area. The wait for appreciation may be a long one.  Cash flow is effected a lot by the location because of higher vacancy rates, more crime risks and more needed repairs at each Turn. Killing the cash flow numbers.

Hi Chris.  I'm a RE Broker in Indiana.  It is not typical for an agent to supply these things to a buyer until the property is under contract. Same for leases and ledgers.  Those are not supplied until the offer has been accepted. Good luck :-)

I would be glad to tell you about the Indianapolis real estate market. There are a lot of favorable investment options here. Good cost of living.  Plenty of renters for long and short term

STRs are getting more and more popular in Indy.  There are a LOT of Conventions that make Indy their destination!  LARGE Conventions. Projected 30 Million visitors for 2023.  See below for a sampling of the convention traffic in Indianapolis

2023- NRA 75k attendees. FFA (Future Farmers of America) 60k attendees. Gen Con 50k. FDIC (Fire and Rescue from across the world) 30k+. Just to name just a few

Indianapolis is a big sports city.  The NFL Scouting Combine in 2023 and 2024. Big10 Football Championship in 2023. USA Olympic Swimming Trials in 2024.

And the world famous Indianapolis Motor Speedway brings thousands of fans here

Hello!  It's the TAXING time of the year! And starting 2023 off and running

Asking for your opinions about your favorite (or least favorite) accounting software programs other than QuickBooks.  This has been a common topic between other RE Brokers and my investor clients.  

This particular "survey" is aimed for a small scale operation of properties (less than 10) with no need for Invoicing, Inventory Control, Project Management, Payroll or additional users. Quickbooks has proven to be overkill for most of these smaller businesses that don't need a lot of options.

Seeking your reviews for a good tracking system that includes income/expenses for a few separate properties. And 1099 income for the single LLC.

You can send the video to client via Dropbox, OneDrive, Google Drive, etc.

I also agree with Aaron that it is nice to be able to send pics.  Pics can show any specific defects, close-up details, dates on mechanicals etc--- that sometimes aren't quite as easy to see in a video. Then I send to my clients with a Dropbox link, like you said...  :-)  And pics can easily be enlarged.
