@Darren Sager Thanks! I do have an ipad2 but the pics aren't that great but for online purposes it may suffice. Ill check for that panorama app

@Fred Ramos sometimes it is and sometimes it isn't. But like they say, u get what you pay for. I have cross references free searches and peoplesmart and many times it has taken that extra step.

Does anyone take property pics with their cell phone as opposed to a digital camera?? or is that frowned upon in this establishment? lol. I plan to get a nice digital cam eventually but I'm not willing to take away from my marketing $$ right now to do so. I actually prefer to close my first deal to fund all the extras. I have the galaxy s3 and that takes pretty good pics for its purpose. Also, if you do take pics with your phone, what do you find is the simplest way to get them online to advertise your property? I plan to create an ad with postlets tonight. Thanks

I have been using peoplesmart.com from a recommendation I got from another biggerpockets member. So far I would say it has been fairly accurate for the addresses but I cant say the same for the phone numbers. It is cheaper than many of the other sites because it has a one time fee of like $35 as opposed to a monthly fee.

@William T. Thanks. @Shaun Reilly do you still offer up the same contract youbwould use if there wasn't a realtor involved? Or is there normally one they have in place?

I could probably come up with the cash if I wanted to hold the property but I'm not interested in that just yet.

Ok, so my marketing campaign is beginning to work. Ive received a few calls so far. One was from a motivated seller that is tired of the commute to his rental property. He tells me that it is currently listed. Ive spent so much time preparing myself for dealing directly with sellers that Im somewhat stuck. The comps I tried to pull from redfin were kind of shaky. The property is currently vacant and needs updating for a buy and hold. Any advice on how to go about dealing with the listing agent? Should I get an agent Im familiar with to pull comps? I plan to contact the listing agent in the morning.
