I visited a lead today with @Jay Hinrichs and he gave me a couple tips on how to follow up with the seller, so I thought I'd share:
1. When I make a follow-up call next week, make sure I ask permission to follow up in a couple of weeks, even name a specific date. This way I've paved the way for staying in touch.
2. When I make the second call, be sure to remind him I'm calling back as arranged and put in a good word for myself/build credibility, something along the lines of, "Hi, this is Eric, I wanted to make sure I touched in with you today, like I promised the last time we talked.

Congrats on your success, and thanks for sharing your story! I guess your experience of not being able to stop and relax is what makes you an entrepreneur - you started your own business back when you had a day job because you couldn't stand having nothing to do on your evenings and weekends :)
The review site was a good idea, there's definitely a need for it. Can't wait to see where it goes. I was just running around Lake Oswego with Jay - would've asked him about the site if I'd read your post two hours earlier.

Hey Cory, welcome to BP. As you probably noticed, there are several opinions on the LLC thing, all have their strengths and weaknesses. Just make sure you know the dangers of whichever route you take so you can have a plan B prepared ahead of time if things go bad.
Regarding cash flow, PDX is lower than in other areas (much of the midwest...). A lot of people who buy and hold here like the upside potential, since property here appreciates pretty consistently over the long haul, whereas other areas don't appreciate as much (much of the midwest...). Cash flow does improve in the smaller cities outside of PDX and in SW Washington, but as always, know the strengths and dangers of wherever you choose!
