If your house is located in the path of progress; an area which has and experiences a lot of house price appreciation, it might make sense to keep.
Check with a few realtors what the price increase year on year is usually for your type of property, if it is a lot more than the $5100 you spend annually, I would keep the house unless I have better investment alternatives.
If it is a very stable with very little expected price appreciation, I would sell the house.

How long have had that property for?
How much did you pay for it? How is it worth now?
In some places like California, New York. It is Ok to be cashflow negative when you have exposure to a superior price appreciation. It usually beats the returns from cashflows in non-speculative markets.
Hence my questions above.

Putting down a large deposit to save on PMI is better alternative to leaving that cash sitting in a bank account doing nothing. But it is not a good alternative if you have the opportunity to deploy that cash into some investment opportunities that would yield better returns.

Foreclosures are very risky and I would not recommend buying a property at foreclosure auctions.
it is a minefield. There could be title issues, evictions problems, and other things you need to consider and be aware of.
But having said that, maybe you know what you are doing, in which case, go for it.
In terms of financing, you need to secure financing first.
