@Alex Hamilton  I'm curious why you didn't mention that National Corporate Credit charges a "small fee" of 15% OF THE ENTIRE LOAN AMOUNT for their "services."  

I'm in the process of getting financing with National Corporate Credit and while everything seems in order, I'm curious if anyone here on BP has had actual experience with them.

@Thomas Jackson  I don't know how much renovation you had in mind, but there's no better property manager than GC Realty & Development (@Mark Ainley).  

If the renovation is substantial you could try reaching Motus Construction.

I am looking to do a refinance on a duplex worth about $75,000 - $85,000 in Chicago. It's currently in an LLC but I am willing to quitclaim into personal name. Is there a waiting period?

I am looking for lenders who don't require appraisals on SFR, turnkey rentals in Chicago, IL.

Please note, if you're a lender, MLO, etc., and your only reply to the post is to tell me that all lenders require appraisals, save your time and don't bother posting.

I am seeking $54,000 to pay off a seller for a property I purchased in February.  Property is a duplex in Chicago IL, rents for $1,650 and is valued no less than $75,000.  

Will consider interest-only loans no higher than 10%.

Will consider fully amortized loans of 15 year terms or longer.

For the love of your children, don't bother contacting me if you work with a conventional lender.

@Doran Summers  yeah, i know what "most" lenders require.  This is why i'm posting something in BP; I'm looking for non-conventional lender (another reason why this post is under PRIVATE MONEY category) .
