@Account Closed You definitely have the right idea. A lot of lenders aren't well versed in how investors use creative loans like FHA and 203K, so having a good one is a huge help. A good realtor is also incredibly helpful for newer investors so dont take that decision lightly. Another thing to consider is the 4-3-2-1 plan with your properties. Especially if you know this is something you plan to do many times

@Felipe Oliveira Thats awesome, good for you! I am also a realtor and there are some nice little tricks you can leverage with your license, so definitely be creative with it all.

@Olivia Umoren You have the right idea! Boston and the towns around it are very difficult to find good deals, especially if you're hoping to be in southy. Not many people like to own in Lynn, but there are good deals there. After that, central mass is the place to look!

Hey Derek! The co-signer doesn't have to be related to you, it can be anyone as long as they fulfill all of the requirements to get the loan.

My name is Patrick Hermans, I'm a realtor and investor in Massachusetts. My goal here is to help new investors find reasonably priced properties and underwrite them so they have all the confidence they need in order to purchase the property. I learned a lot from the bigger pockets forum, so I fell as though it is my turn to give back. Massachusetts is an aggressive sellers market, but that doesn't mean you can't find a good deal. 

My goal is for an investor to only need my help once. I advise investors through every step of the process so by the end of the deal, they have the skills and knowledge to do everything a full time property investor needs to do to be successful. I believe that giving is the best way to create a better life for yourself and bigger pockets is the best platform for me to do that.

If anyone ever wants advice on locating a property, underwriting it, structuring financing, or even property optimization to get more cashflow out of an existing property, don't hesitate to reach out.
