@Thomas Gagnon @Dedric Polite I am an investors agent in MA. Holyoke is one of the few towns you can find good deals in. The reason people shy away is because the schools aren't great and there is some crime. Still much better than a Worcester or a Lynn though. Good opportunities there

@Rob Gervais You can get the loan in just your name and purchase the property yourself, then transfer the title over to your partnership llc

@Christina Traffanstedt seller financing is always an amazing option and you would be surprised how many properties are owned free and clear. Other than that, your options are limited. I would shy away from haard money lenders when it comes to buy and hold, because if you cant refinance quickly, youre stuck with a low performing asset.

@Joe Haine The first step would be to reach out on BP, so go ahead and check that one off the list! It all depends on the type of investing youre looking to do. From your post, I see you're looking for buy and holds, but there are a number of ways to navigate it.

@Craig Johnson Awesome! you have a lot more options than you would think. You dont have to limit yourself to single family rentals, there are multifamily properties that you could get ahold of.
