Hey @Michael Corey and welcome. 

Make sure you do your due diligence on the properties you are looking at and what value you will gain after all of the sweat equity is put in. There are a ton of appealing properties around but sometimes that's not a good thing, their cheap for a reason :). Do your homework the best you can on the home regarding the roof and foundation structure and foremost the neighboorhood you are looking to get into.

Do you plan on doing the rehab work yourself or looking to use subs? If planning to use subs make sure they are reputable and you can get personal recommendations from other local investors that have used them. There are a ton around that look great on paper until they get their deposit then ghost out!

@Jose Grados welcome to the site! I have an account with Fundrise and Im averaging roughly 7.5% return but my stake isn't large. Fundrise is strictly commercial which is what the majority of the crowdfunding sites focus around. Youre also investing into a real estate pool rather than one single property so youre not as exposed.

There are a ton of REI sites that have reviewed these services in the past and this is one that I subscribe to as well.

@Stephen Jones does the tenant pick up the tab for water and sewer as well? What about annual electric for the property grounds? 

Still looks like a nice cash flow deal!

If you guys do occupancy permits down there check with the permit office and see what the inspector says. I haven't seen too situations, up here in the county or the city, where the tenants have restricted access to the panel in either a SFR or MFR's.

In my opinion it would be a life safety issue to not allow a tenant access to the panel in case of an emergency, especially for non-GFCI outlets.
