From what I've seen, heard, and read a Section 8 tenant is no different than a tenant paying with their own money. Meaning you have good ones, bad ones, and really bad ones :)

Regarding being a vendor for the Section 8 voucher, if you are not going to use a PM, or if there is an existing one in place, then all you will need to do is update the owner of record with the HUD office once you have the deed signed over to you to prove the new ownership.

Kevin obviously the AC would be wise because the cost of freon is going to go through the roof next year and Ameren is giving a huge rebate right now as well. Regarding everything else how does that affect your bottom line regarding equity? Have you looked at any comparables lately to get a feel on how much the house has appreciated? Sounds like you could be dropping 30k to get all of that done.

I agree with you a 100% it also jeopardizes our pocket listings as well. You would think after 100 plus years of experience our industry would have this figured out by now :)

From my understanding NAR is voting on this in November to make it National across all MLS's. I think some are just getting in front of it.

Hey Anne, obviously searching through and asking questions here in the forums will answer a lot of your questions, but there are also several great REI clubs in St Louis. I think there is one posted here on BP and you can also check on meetup.com for additional REI groups.

It will vary from agent to agent on how they do business and the volume you are doing with them. From your post it sounds like you're doing roughly 6-8 homes a year and in my opinion, I would agree that constitutes a negotiation discussion with the agent. However there are several factors to consider when discussing percentage breaks as @Mike Cumbie explains above and how many times the agent has actually brought the buyer or was the buyer from another agent. Don't forget unless they are bringing the buyer the agent will only get half of the rated commission you are paying so a drop in commission can hurt the marketing budget the agent has set aside for each listing. Just a few discussion points from my end
