Does anyone have a good CPA in Westminster/Thornton/Arvada area of Denver? I have 2 rentals and I put a lot of fix up work into one. I also have an internet marketing company. So I need someone who can help with all of the above. I really appeciate it.

Does anyone know of a good 1 or 2 page "Intent to Purchase Letter" that is editable and that has in it a "buyer and and/or assinings" section, and a "Purchase Contract" that is the same length and is editable?

These would be used in Denver, Colorado

One that would not require a real estate agent.

I would like to know how can I put an offer in for an investment property that I plan on fixing and flipping. I am currently negotiating with another investor for a property, a duplex with a stand alone small single family unit. It need a bunch of work. It is completely gutted, needs water and sewer run to it, and gas and electricity run to it as well. I am going to use soft or hard money for it.

So my main question is how should I structure an offer to purchase with out a real estate agent and what should I put in as subject to? There is a possibility I might flip it straight to another investor.

Subect to's:
Survey
Gas
Water
Electricity
Sewer
Inspection
Asbestos
Financing
Others?

And or Assings?

I am in Denver, CO

Is there an easy form you would recommend for this?
