@Jackson Barr what type of financing are you looking for? Long term buy & hold, short term flipping, etc..? What do you bring to the table (experience, cash, other collateral, high wage w-2 job, big IRA/401K balance, etc)? There are so many variables that need to be answered before someone can make a decent suggestion.

@Nataliya Seager I see no cost of money so I assume you are thinking of possibly paying cash. If I had $60,000 cash available I would personally rather put $15,000 down on 4 separate properties or $20,000 on three as opposed to paying cash for one.
I assume your ARV number is supposed to be $100,000 not $400,000. This may be a good BRRRR candidate to get your cash back out of the project after it is rehabbed.

@James Landry, welcome aboard. You should narrow your question down a bit. That is like calling real estate agents and asking how much a house costs, it's an unanswerable question. What kind of information are you looking for? what kind of properties are you looking at. What areas of Rochester are you looking at?

@Account Closed there can be lots of reasons why people go to your landing page then no further. The first one could be that your website sucks. If it's a low quality, unprofessional looking site, that will scare people off. How strong is your online credibility? Do you have a strong about us page? Strong reviews and testimonials? Second issue could be who you are marketing to on Facebook. Are these truly motivated sellers of distressed properties or just people that have been looking to sell a home, very possibly through a realtor at full market value. I'm by no means a lead generation guru but these would be the first things I'd start looking at.

I'm going to start doing a bit of direct mail and haven't been able to find a way to build a list by school district on listsource. Is it operator error or just not possible? If it's not available through listsource is it available through another list provider?

I think the only question becomes what is the property worth. What the seller is making is irrelevant. If my grandfather passes away and leaves me a 1963 split window Corvette should I sell it to you for $5000 because I'm making $5,000? Of course not, they're worth $50,000 - 200,000. What I own something for has zero bearing on it's value. If the flipper can prove that he spent over $350,000 on rehab and carrying costs would your client be willing to pay over asking?
