@Tim Wade the meetings are this coming week so that wouldn't work anyway. I'm not familiar with any agents that specialize in that area, especially for investors. Maybe @Mike Cumbie or @Matt Harris maybe able to help on that end.

Thank you for your insight @Michael Quarles, you're obviously the go to guy for this stuff. I will rethink my direction on the original reach out on the direct mail pieces.
As for the URL that I use for my lead generation presence online would you recommend using a mycompanyname . com or an ibuyhouses . com URL? Do you think it makes any difference or is just google ranking that drives website traffic? In my uneducated opinion it seems like there are a hundred different ibuy.... domain variations in every market and they seem a little "spammy" to me. That being said, there's a 100 of them in every market so maybe that means that's what actually works.

I'm getting ready to start doing some direct mail marketing and want to set up a lead capture/generation page. I already have a website for my business that I could modify for this purpose. Or should I set up separate/additional domains names, i.e. webuyhouses . com etc? There are some decent domain names available for my area but not sure it's worth maintaining a separate site for each domain. What are your thoughts?

@Celeste Fackrell, thank you for sending the spreadsheet. I was actually looking for a spreadsheet to database a list of all parks and park owners to use for direct marketing. What you sent me will definetly get used once I start evaluating deals.

I posted this in the MHP forum but didn't get any responses so I thought I'd try here. I am getting ready to start marketing to park owners and am creating my own list but don't have much skill at creating a spreadsheet to handle everything. Would anyone be willing to share their spreadsheet with me? I’m not looking for your data (not that I wouldn’t take it!). I’m willing to do my own work but I’m just no good creating a new spreadsheet. If someone has a template they’d be willing to share that would be greatly appreciated. If anyone is familiar with Kevin Bupp and Charles DeHart from Mobile Home Academy, it's the system I'm trying to create.

My guess it's just a matter of cap rate. Looks like you're valuing it at around a 9 cap and they are probably looking at a 7.5-8 cap based on the fact that it's a completely stabilized community. Not sure what you would have to lose by having a conversation about how you're coming up with you number versus where they are coming up with theirs. Of course keep in mind I have yet to purchase a park so my opinion could be completely worthless!
