I think most new investors biggest struggle is trusting themselves and actually pulling the trigger.  The study, they run the numbers, they talk to people, they know it's a deal and they still freeze up.  I can't count how many deals I looked at, hesitated and watched sell without having the guts to make an offer.

Without direct access to MLS I would use Redfin. It allows you to search sold units by time which is extremely helpful.

@Jesse R. do you have experience?  Have you done any deals?  Don't go looking for money.  Go looking to be part of a "community", no different than here.  You need to earn the right to ask someone for their money.  I've been to four or five of my local meetings and at the last one I asked one of the bigger private lenders what he typically looks for in a deal.  His answer?  "First thing, quality of the person looking for money, second thing, quality of the deal."  Let people get to know you first.  You'll eventually earn the right to start talking about borrowing money.

It also depends on the strength of your offer.  Are you all cash, no contingency, 14 day close?  If so you may still be the choice over a finance or other type of contingent offer that is higher than yours.

I believe you can roll it into a self directed IRA and then use the account to invest in real estate or other investments. There are some extremely knowledgeable folks on BP that I'm sure will reply soon.

Can't offer much advice on how to overcome the lack of confidence but as a guy that grew up with a mom that suffered from the same issues I just want to say it sounds like you're pointed in the right direction.  When her meds were good she was amazing, when they weren't she wasn't.  Make sure you've got someone in your life that's strong enough to tell you when they see you drifting off course before for you get too lost.  Other than that, trust in how good you were at this prior and know that the same intellect that made you successful before is still inside you.
