Thank you, Dan. I have an account and went through that process. I can reach your link without a problem. It's after I click on the top, notes-for-sale at the top of the page and then select "Feature performing Note Deal" that I get a bad link.

Has anyone received the weekly email from PPR that features their reperforming note of the week?
Mine has a bad link. This is the third successive week that's happened, but I'm interested in this note.
If your link works, can you post it or PM it to me?
I'd contact them, but I'm sure they're closed for the weekend?

Contact the Charlotte Housing Authority and ask what the Payment Standard is for a 3-bedroom house. That will be the maximum they will approve. It's probably $1300 or so. If your property is equivalent to or better than rental comps at the max price, you'll be able to get the Payment Standard. If the house would rent for some price below the Payment Standard, then you should be able to get whatever the fair market value is.
If the current tenant is on a month to month lease, just give her 60-day notice and inform her and the housing authority of your rent increase.
I live in Mooresville, NC, but I have a Section 8 tenant in Oceanside, CA. The housing authority there is exceptionally professional and easy to work with. Their inspections are not nitpicky in any way. I receive $2600 a month and the max for the Payment Standard for a 4-bedroom in Oceanside is $3460. My rental would only command $2500-2700 on the fair market. The tenant has been there for five years and is an excellent tenant.

I bought three SFRs at different trustee sales run by Auction.com in Riverside County, CA. in 2013-14. I hated their format. Rather than quick open outcry like all other posting companies, they used a traditional auctioneer format that pimped bids and gave too much time to all the larger companies with guys on their phones taking directions from offsite. The deals were fine, but some tactics playable at the courthouse steps were less effective with Auction.com.
