Speaking as an attorney if your contracts are in order and working with a title company you should be fine.  Most title companies in Ohio are owned and run by attorneys so if worse comes to worse they can help you out or refer you to an attorney who can help you out.

Propertymanagercincinnati is one I refer to as well though have not worked with them directly.  Also there is FFP Realty and another I ran across earlier but lost his email in my emails.  Will try and find it if I can.

PMs are probably one of the biggest challenges out of state investors will find.  While there is rental property galore here finding effective and responsive management is another story.  Definitely recommend visiting and getting a lay of the land as Cincy does have a unique layout.

Goto the states website and you can fill out the forms online and only have to pay the $99 LLC reg fee.

I use Cincinnati Coin Laundry for my 4 family.  They maintain the machines and pay me a small cut every quarter.

Victor,

Average for management fees run from 8%-10% per month plus 1/2 month to one full month rent for tenant placement.

A few companies I recommend you talk with are Cincinnati Real Estate Group, FFP Realty, CRES Property Management.  I have not worked with them but have heard good things about them through others.  If you invest in Northern Kentucky there the property management would be different companies over there.

For local news you might do good with Google news and setting up a custom news category for Greater Cincinnati Regional area.

It is one of those typical Cincinnati neighborhoods where it literally can vary street by street.  There are some better graded parts and not so better parts.
