Hi Mike,

Mobile homes crossed my mind at some point. Mostly getting complete run down homes and bring them into good condition.

I would look at mobile homes on craigslist or driving at parks that the owners own the land as well. Even direct marketing would be good idea. Sometimes the MLS might have a decent deal.

How do you know its his wife's remains? Was her death reported? Are you sure that the seller is even alive?

I 'm sure the fact that Greeks have significant equity in their properties makes it easy to negotiate great prices with motivated sellers.

@Darryl Dahlen thank you for your great advise! Is there any way and should get an LLC mixed in the equation of every thing you mentioned? I have setup an LLC with business banks accounts etc, but I havent got a credit card yet to start building credit for the company. Should I, or like you said, the deal is the main thing?

I read about yelloletters.com but Im sure there are a ton of direct marketing websites.

My goal is to target multifamily 2-4 units. How should I approach the whole thing? What budget should i expect to spend to find one good deal?

Is there anything that i could read which will help me with this?

I use 5% vacancy , 5-8% maintenance  (lawn care is seperate and number depends on condition), 5% capx ( 8% if roof is older). I self manage and by the time i give it to a PM i will have more cash flow so budgeting is no issue.

@Account Closed Cool story man! I'm also a graduate of a military academy, specifically the Greek Airforce academy. 

I hope everything turns out good for you! I have contemplated starting a one stop shop property management company, but I cant pull the trigger untiI at least I secure my family's income. Its hard when you are the bread winner...
