@Robbie A. it comes down to whether you are comfortable with the area or not. If you are unfamiliar with it (or don't know quite enough) I would steer clear until you do know more. Better to be cautious when you're first starting out.

I have been driving for dollars and have a list of properties that I want to send mailers to. My question is this: is it worth sending the letter to the owners who live in the property I am interested in? I'm targeting properties in poor condition, but I'm assuming that I will see a worse response rate with owner-occupiers than absentee owners.

@Kurt Gardner I like that adjustment. It is very accurate.

I do think that having a car that doesn't look terrible can be useful, but it's about finding a balance. Part of the car is the image you're trying to project. You have to weigh that with the costs and find something that works for price and image.

Has anyone ever looked at Angie's list to find general contractors? I dislike any online contractor review site because the reviews can be posted by anyone, but the hope is that Angie's list is able to reduce the number of phony reviews. Has any had any luck finding people on Angie's list?

I had an opportunity present itself to me today in the form of an occupied rental, and because I was without a car (long story) I took an Uber to and from the house. The tenants had two really nice cars and drove off in one of them while I was waiting for my ride to pick me up after the inspection. Their cars were already better than my current one, but for all they know I don't even own a car!
