We are in talks with a contractor to begin our first flip . While in talks he mentioned an equity share or a profit sharing . I am leery of offiering that considering its our first flip and i already have 2 other partners . Is this a normal deal or something i should look out for ? Any advice on what type of deal should be done with contractors would be greatly appreciated

Found a listing on redfin for 225k . Its a legal 2 family home that needs a complete gut . Seller bought it 150 k 6 months ago to flip it but according to agent the seller wants to move on to bigger and better deals and wants to get rid of it . Arv on the home is 450 k so the seller is potentially walking away from a 150k profit . Seems fishy to me . Any thoughts?

Whats the easiest to calculate arv using a basic mls listing ? Im looking for a simple way to fully understand how to use comps and listings to get a pretty accurate arv? Any tips

While we are very early in the process of investing in real estate I wanted to get some insight on the proper way to vet a contractor to ensure we dont get burned in the process. Any info or advice would be appreciated.

About to start searching for a deal to start our investment business. We want to start with a few flips before venturing to rentals but would like advice on whether it's a good strategy to go for a more expensive property or a less expensive property considering we have the funds to start with either one . @Chris Teti I've heard that strategy before but I'm worried about the high interest on those hmls ( hard money). Fund and grow was suggested thru a friend but the start is around $4000 . Do you think that buisness credit worth it

@Bob Green what's your opinion on a portfolio loan as opposed to a hml? Interest would be lower correct? Thanks in advance for any advice
