@Andrew Fredrickson, great advise and thank you from my wife, Dee amd myself. We are also newer to BP and working on our 1st duplex with the plan to set up long term retirement benefits, as we are in our late 40s.

My wife and I are looking to use the Brrrr method in the Clearwater area. As I am trying to analyze deals with the Brrrr calculator, using a HELOC, I am not sure how acoount for the HELOC in the calculator. I want to use it to buy the property outright and paying back interest only until I refinance. It is a variable rate on 105k, currently at 5.65% with an interest only payment of $494.38. Can anyone help me understand how to plug that into the calculator? I am sure it is simple and I am just missing something.

Lakeland has and continues to grow into a large distribution hub. I am a General Manager of a distribution center in Lakeland and having been driving here for the last 10 years for my work. The industrial growth has been huge and continues to attract more andf more people. My wife and I are newbies in the game but we are always looking for the buy and hold for long term cash growth, as we are in our mid 40's and working on level 1 financial freedom. We are bankable and have a low 6 figure heloc availble, if any one has a single family or duplex lead.

My wife and I are newbies to investing and bigger pockets, and looking to attend some local events to connect and learn. We live in the New Port Richey area and looking for events in the Tampa Bay market. We havent seen anything listed on the site that is coming up.
