Biggerpockets makes it almost impossible to find. I just check the JC and Newark one from time to time. Maybe a mod can help change that so we can have a discussion on NJ topics.

We have administration fees and fines built in to several different items on our lease for this very reason.

I'll be the contrarian here and say the seller who still thinks rates are 3%. I am seeing this a lot as a listing agent and I often need to beat up my clients on price to get them to be realistic now that rates are 5-6%. 

Other realtors out there who cannot adjust will get vaporized.

Renters is the obvious one.

FHA buyers actually have a better chance now because a lot of people are spooked by rates, so less competition = FHA offers more appealing.

As a property management company, we ALWAYS have our attorney handle this stuff. That is their job and it makes us very confident.

Some people are not going to like this comment but it's the truth.

Work harder and change your mindset. 

I remember making peanuts 10 years ago, commuting 90 minutes ONE WAY to go to work and then on my way home from work, working a 2nd job to be able to afford to save money for a future. There are good paying jobs all over the place, all over the country. Especially in the skilled trades. Put down a laptop and pick up a nail gun and you will start making money quickly. Work a 2nd job, learn a new skill that you can monetize, do something. Find a spouse as equally as motivated. That's the answer.

We have a property management business and stay away from anything where onsite staff is required. For me, it's 30+ units 50 definitely wouldn't feel comfortable. You will have complaints daily at that property.

You need to find an in-county agent then. Someone who performs work for you and has a place setup in that county. Our office is in Middlesex County and we do property management so it makes it easy for our clients when filling out those registrations. We are expanding in other areas and will likely setup offices (not because of this requirement but it helps). The state basically wants someone close by to have eyes on the property.
