Quote from @Jeff Langham:

@Peter Tverdov I hear about “Say Rhino” on the Remote Real Estate investor podcast today and found it interesting. Your post from last April was also very interesting since you mentioned your management company basically takes non-refundable payments. Just curious what would happen if the the tenant decides to stop making those payments and leaves the property damaged.

We do one annual payment a year to avoid that. Lease is not executed until we receive that. Tenant damage is part of the risk you take with something like this.

Yes and it's a headache in NJ. Almost impossible to keep up with. At the end of the day it's a form of taxation. Some towns it's a total joke, they just want a registration every year and a fee to go along with it. Nothing behind it.

Quote from @Raj K.:

Looking for a Property Manager in NJ to manager my Investments. Currently I have 3 Condos (mix of 1BR and 2 BR) and looking to add two more Condos (2BR) by Dec 2022. All of these are in Somerset County in NJ. Looking for some good recommendations for property managers in the area.

I sent you a message Raj.

Biggerpockets makes it almost impossible to find. I just check the JC and Newark one from time to time. Maybe a mod can help change that so we can have a discussion on NJ topics.

We have administration fees and fines built in to several different items on our lease for this very reason.

I'll be the contrarian here and say the seller who still thinks rates are 3%. I am seeing this a lot as a listing agent and I often need to beat up my clients on price to get them to be realistic now that rates are 5-6%.

Other realtors out there who cannot adjust will get vaporized.

Renters is the obvious one.

FHA buyers actually have a better chance now because a lot of people are spooked by rates, so less competition = FHA offers more appealing.

As a property management company, we ALWAYS have our attorney handle this stuff. That is their job and it makes us very confident.

Some people are not going to like this comment but it's the truth.

Work harder and change your mindset.

I remember making peanuts 10 years ago, commuting 90 minutes ONE WAY to go to work and then on my way home from work, working a 2nd job to be able to afford to save money for a future. There are good paying jobs all over the place, all over the country. Especially in the skilled trades. Put down a laptop and pick up a nail gun and you will start making money quickly. Work a 2nd job, learn a new skill that you can monetize, do something. Find a spouse as equally as motivated. That's the answer.

Ask people if they should hire a property manager. That gets the DIY landlords on here triggered worse than the blue check marks on Twitter. Entertaining threads.

Entertaining thread. Would read again. SEO guy doing what he does on here. Post card guy comes in and then we get someone offended by words.

10 out of 10 thread.
