Two or three years ago I contacted the Michael Quarles organization to inquire about his Call Center Services. I sent emails and left voicemails but I was never contacted for several months until it was too late. By then I had chosen to work with someone else. Fast forward to this week, January 2019, I am again interested in the Call Center and so I called his organization number, left a voicemail, and asked for a call back. Again - no call back ! It's actually very comical that someone selling their Call Center services isn;t calling leads back. Two kicks at the cat is enough. I won't be trying this for a third time :)

Thanks Joe, good advice. With that being said, is there any advantage to buying a Tax Deed property ? From what I can see the only person who might benefit would be the original investor "A" if he then rented it out. He could keep the rent money if it was redeemed. But there is no advantage to doing a flip.

I have another question on Tax Deeds in Alabama. In this scenario, Investor "A" purchases a Tax Deed at auction for (say) $8,000 then sells it to Investor "B" for $28,000. Investor "B" puts renters in the property and rents it happily for 2-years. After 2-years, however, the original owner redeeems the property by paying the taxes, interest, etc. I assume the original owner only has to pay the original redemption amount which was $8,000 and not the $28,000 and then Investor "B" is out of pocket $20,0000. Is this correct ?

Thanks for the constructive comments. Just to re-iterate, however, I have been doing this for quite some time and I have been making a very good living at it in Florida and California. But Birmingham is a new area to me and I am noticing very different results and I guess that was the purpose of my question.

Bryan I will add you to my Buyers list and I would appreciate if I send you a property and you don't like it for whatever reason you can provide some feedback.

How serious are the Buyers on your Buyers list? Are they tire-kickers or serious Buyers?

I have been doing this business for a few years and I have done ok with it, however, recently I moved to a new area (Birmingham) and managed to collect a good list of Buyers. However, in the last month I have put 3 good deals under contract in Birmingham, with lots of equity, and after pitching them to my Buyers no one has been in interested. I had to flip two of them back to the Sellers as I couldn't find a Buyer.

I have asked my VA to contact the Buyers and discuss, however, is this happening to anyone else? Does anyone else have serious Buyers in the Birmingham area that aren't really serious? Or is this a problem with Birmingham?

Are there any Coaches or Mentor's out there that actually get on the phone weekly and actually coach people on what they are doing ? Or do they all just provide pre-written and pre-recorded training ?
